Welcome to the Mountain Pines web site

Welcome
Welcome to the website for Mountain Pines Condominiums Homeowners Association in San Bernardino. Mountain Pines was constructed in 1972, originally as semi-luxurious apartments. Each unit has a carport for at least one car and washer-dryer hookups.

In 1981, Mountain Pines was converted to condominiums. However, the complex has always been adults only. Some years ago, the law was changed, and it is now an “all ages” complex, though there are no facilities for children. Because of this, adults are required to supervise their children at all times when outside. Happily, there are neighborhood parks nearby, as well as schools, churches and daycare facilities.

The Mountain Pines Homeowners Association was created in July 1981. This nonprofit association operates for the common interest of all homeowners under two documents: By-Laws and Codes, Covenants and Restrictions. In addition, the association enforces both documents through its own “Rules and Regulations”. Every homeowner is provided a copy of these documents at the time of purchase. Purchasing a unit in the complex implies agreement to abide by the restrictions of these documents, as well as being responsible for the monthly Association fees charged each resident.

Mountain Pines is located in a pocket of the County of San Bernardino and is surrounded by the City of San Bernardino. While most services are provided by the county, the City of San Bernardino has begun the process to annex this county pocket.
Mountain Pines consists of ten buildings plus a clubhouse, a swimming pool and spa. There are 65 units. Nine units are garden units - single story, one bedroom one bath. These units are allocated one carport for parking and each has washer-dryer hookups in a hallway closet. About half of the remaining units are two-story, one bedroom, 1.5 bath units. These have a 200 square foot fenced patio, a washer-dryer hookup in a closet off the patio and a large walk-in storage closet off the patio. Most of these units are accorded two ports for two vehicles. The remaining units are two-story, two-bedroom units with similar accommodations as the others.

There are Association dues each month, which cover the expenses for the maintenance and upkeep of the complex. This includes water, sewer, trash, insurance, pool/spa upkeep, and other services. The Association also contracts with a Manager, who is on-site at varying days and times during the week. The Manager can also be reached by email, at mpchoa1@yahoo.com at any time.

Mountain Pines is a green, well-kept complex, with trees, flowers, and walkways and we welcome your inquiry, questions, or comments.
